When Public Yields Barely Beat Inflation, Real Assets Become the Future of Investing in Egypt
Why Egyptian investors are looking beyond deposits and listed stocks to income-producing real assets: olive trading, cattle, logistics vehicles and motorbikes that earn daily, creating jobs in Fayoum, Siwa and Greater Cairo.

The overnight deposit rate has been 19% for four meetings. Urban inflation 14.5% in August — on paper, cash beats inflation. Look forward: CBE expects ~16.6% average inflation in FY2026/27. New savings certificates priced well below policy. Real return on fresh certificates is thin — and vanishes if inflation runs hot. Real assets earn because someone pays for output or use — income you can trace to a harvest, a calf, a delivery, a lease.
The problem with public yields right now
Established EGX dividend payers in our screening illustrate the income ceiling: MFPC ~8.9%, AMOC ~4.8%, Gourmet ~1.5% on recent IPO pricing. None keeps pace with inflation on yield alone. That is not an argument against listed equities — it defines what public markets are good at liquidity, disclosure, daily pricing versus what they often are not inflation-matching cash yield without price risk .
What income from real assets looks like
Olive trading. We buy from partner farms, process and sell table olives and oil. Past cycles returned ~30% over ~six months — from spread between farm-gate fruit and finished product, sensitive to harvest quality and olive oil prices off 2024 peaks, still volatile . Cattle. Fayoum and Siwa herds: at least ~30% a year, up to ~50% in stronger cycles in our operating history. Local supply gap supports demand; feed cost is the main variable — cycles managed actively, not autopilot. Working vehicles. Cars, motorbikes, light logistics earn each day on the road. Trucks move ~96% of Egypt's freight; Cairo delivery riders handle huge daily volume. Investor-owned, operator-leased → daily, measurable income. Warehousing. Leased storage near ports and SCZONE — rent from tenants tied to trade. East Port Said throughput more than doubled 2024–2026. These figures are from our operating history. They vary by cycle, are not guaranteed, and past results don't promise future ones. The point: return from something real and checkable.
The same investment can create work
Youth unemployment ~18.3% 2025 ; ~29% NEET. Many who work land in delivery — a parliamentary briefing found 80% without written contracts, 97% without social insurance, many bearing bike cost and risk. When investors own the motorbike and lease to the rider, the rider gets a working asset without upfront cost; investors earn lease income. Alexbank and Orascom have been reported preparing credit for riders switching to electric bikes — parallel to lease structures that can bundle maintenance and cover riders lack today. On the farm, olive and date trading and herd work employ operators and workers in Fayoum, Siwa and Greater Cairo. Capital for olives, cattle or vehicles creates income for communities doing the work — and for investors funding it.
Why investors don't need to carry the overheads
Direct ownership of a farm, herd or fleet means staff, vets, maintenance, collections — why most savers never try. DPend owns land and productive assets. Specialist operators run each activity on defined performance terms — agronomy, livestock, fleet. Investors contract with Pend alone and earn from production, without running costs and day-to-day management. Pend is paid a share of returns for sourcing, structuring and management.
Why this is the future of investing
New regulation. FRA digital platform framework Board Decision 194/2025 and real-estate platform rules opened structured private routes. CI Capital ~30% of Egypt's managed funds market partnered with Nawy Shares on fractional real-estate funds. New technology. First FRA sandbox tokenisation admission 29 August 2026 — small, traceable units and clear ownership records for real assets. New business models. Owner-operator structures let investors hold productive assets without operating them, and let operators and workers earn from assets they couldn't buy outright. Together: an ordinary investor can hold a share of olive harvest, herd or delivery fleet — asset verified, income tracked, work done by specialists.
Current status
Olive trading and cattle run in beta in Fayoum and Siwa. Vehicle and warehousing programmes are earlier stage. All opportunities remain subject to diligence, regulation, documentation — eligible investors only.
