Buying an Apartment, Buying a REIT, Buying a Fraction, or Holding a Real Estate Pend: What’s Actually Different, and Why Getting Your Money Out Matters Most
How a real estate pend combines land, rental units and fractional property in Fayoum, Siwa and beyond, how it compares with direct ownership, REITs and fractional platforms, and what global data shows about liquidity in fractional real estate.
Arrived single-home payouts: 91 / 241 (paid $0 in Sep 2026). No redemptions in H1 2026; exit depends on periodic secondary windows — Crowdfunded Wealth, Oct 2026 — Crowdfunded Wealth
1. Buying a property yourself
Still the default in Egypt. You own something real, choose it, and nobody redeems it out from under you. Trade-offs: concentration and effort. One unit, one location, one developer. Cairo gross rental yields ~8.3%; after maintenance, vacancy and management, net ~5%–5.6% in well-tenanted New Cairo and Sheikh Zayed. Selling takes time; resales often close at 92%–96% of asking.
2. Buying a fund or REIT
Spread across properties; professionals manage. A listed REIT can sell in days. Watch two things: you don’t pick the properties; liquidity follows structure. Non-listed property funds can restrict withdrawals when markets tighten. Fundrise caps quarterly redemptions at 5% of NAV; legacy eREIT redemption plans suspended Oct 2025 and again Apr 2026 — some investors wait months. Sharia-conscious investors: many conventional REITs fail screening — 40%–60% leverage vs ~33% typical Sharia debt screens.
3. Buying a fraction of one property
Fractional platforms — specific property, small ticket. Egypt: Nawy Shares 20–40 shares, down payments from about EGP 20,000–25,000. US: Arrived from $100 per property. Weak spot: concentration + exit. Arrived single-home shares can’t be redeemed; exit is secondary market with periodic windows — no redemptions H1 2026; 91 of 241 homes paid $0 in Sep 2026; 2026 class action cites liquidity disclosure among issues. Contrast: Lofty 24/7 token marketplace, no lockup, 3% buy + 3% sell; Ark7 secondary after 12-month hold. Lesson: fractional isn’t flawed — a fraction of one property inherits all that property’s risk, and exit only works if a buyer is there.
Fundrise redemption cap: 5%. Legacy eREIT plans suspended Oct 2025 and Apr 2026
Dubai token secondary: ~7.8M. Regulated secondary; entry from about AED 2,000 (Feb 2026)
Lofty trading: 24/7. No lockup vs Ark7 12-month hold before secondary
4. Holding a real estate pend
A real estate pend combines what works in the first three and designs around weak spots from the start. Mix asset types on purpose: land appreciation + productive use — Fayoum and Siwa, aligned with agricultural operating areas, lease or cultivation, ijara sukuk-friendly ; income units rent that reprices with inflation ; fractional positions slices of several properties, not all of one ; listed property/REIT sleeves sell in days, Sharia debt/tenant screens where mandated . Liquidity is planned: upfront how much must be accessible. Next-year need → more listed sleeve. Ten-year horizon → more land and income. Early secondary buyer for a fraction = bonus, not the exit plan. Per-asset tracking: where we tokenize, each token ties to one asset — rent, value, costs reported separately, not one blended fund price. Mandate-driven: public real estate pend = our income-first, Sharia-screened mandate; private pend = family rules e.g. land only Siwa/Fayoum, no development risk .
How the four compare
| | Buy yourself | Fund / REIT | Fraction of one | Real estate pend | |---|---|---|---|---| | You choose assets | Yes | No | Yes | Within mandate | | Spread across properties | No | Yes | No | Yes | | Sell quickly | No | If listed | If buyer appears | Listed sleeve, by design | | Rental income | Yes | Yes | Yes | Yes | | Sharia screening | Up to you | Many REITs fail | Up to you | Built into mandate | | Each asset reported separately | Yes | No | Yes | Yes |
What the global picture says
RWAs in property are moving fast: Dubai regulated secondary for ~7.8M tokens across ~10 properties, from ~AED 2,000. US fractionals spent 2026 learning easy entry without dependable exit leaves investors stuck. Funds with redemption programs limit them when demand spikes. Consistent message: design the exit, don’t hope for a buyer.
Current status & disclosure Our real estate work — including land and units in Fayoum and Siwa — follows the operating model we use in agriculture and is at an earlier stage. Specific assets, structures and terms remain subject to due diligence, Sharia review, regulatory approval and formal documentation. Information and education only — not investment advice or an offer to sell securities. Property values and rental income can fall; liquidity is not guaranteed.
Four ways into property — direct unit, fund/REIT, fraction of one asset, or a real estate pend — each fails differently when you need cash back. Global 2026 data Fundrise redemption caps, Arrived’s stuck exits, Dubai’s token secondary says the same thing: easy entry needs a designed exit. A real estate pend mixes land, income units, fractions and listed sleeves with liquidity planned upfront.
